10/5/2013 - Fairways at University of Maryland Golf Course Could Be Making Way For More Concrete and Less Greens -
WNAV Baltimore-based real estate development firm Greenberg Gibbons has reportedly been talking with University of Maryland officials about what's being called an unsolicited proposal, aimed at developing most if not all of the school's golf course.
What's being dubbed as a new academic village would include housing as well as retail and roadways.
In a written statement, Greenberg Gibbons CEO Brian Gibbons highlights what he refers to as improvements to traffic flow in the College Park area, going on to write that their idea is to create a new "Terrapin-themed, tree-lined parkway with direct access from the Beltway".
Opponents of the idea, however, including Maryland State Senator Paul Pinsky, who represents areas near College Park, say that the University of Maryland's golf course greens need to stay exactly that.
"It's purposed for green space, and we'd like to keep it that way. We're trying to clean up the bay and the waterways. If you're redeveloping where there's already concrete impervious surfaces, it makes more sense. We think there are a lot better places to have this kind of development", says Pinsky.
Reported financial estimates for the project, including the potential new roadway from I-95 directly to campus and the rest of the mixed-use development, have hovered around $100-million.
That has others that are opposed to developing the golf course, including Maryland Golf Course Coalition Chairman Norman Starkey, saying that this sounds to them like it's all about the money.
"To consider a commercial development for those valuable 150 acres of green space in order to perhaps reap the spendable type of green is short-sighted to say the least", says Starkey.
In his written statement, real estate developer Brian Gibbons goes on to write that he'll share concept plans when they are available. Officials from the University of Maryland are on record as pledging to share such information with the community.
